Capturing modern Caribbean design for retail & office
This new mixed-use building, in partnership with St. Joe Company in Florida, is part of a larger development called Watersound Town Center — a walkable commercial development with retailers, restaurants, and office space within minutes of scenic Highway 30A. The client tapped Corgan to design the project to house three individual retail/food and beverage spaces on the ground floor, with leasable shell office space on the second level.
The building design mirrors the architectural elements of the development’s other retail spaces, while at the same time distilling and reinterpreting traditional Florida and Caribbean elements with refreshing and modern details.
Alfresco Amenities
To make the prominent corner more inviting and visible, the corner of the building stands taller than its other components. Recessing part of the façade created a zone for an outdoor dining space facing the development’s main street. The lease space’s shared corridor was transfigured into a spacious outdoor circulation area, linking the ground floor spaces together and doubling as relaxing outdoor amenities spaces with lounge areas and patios for restaurant tenants.
Shaded loggias wrap around the building and lead to the engaging patio space, protecting visitors from the harsh Florida sun and rain, and allowing the retail and restaurant spaces to be used year-round.
The interior breezeway, finished with colorful floor and wall tiles, artistic wall murals, and biophilic elements, creates an engaging and lively indoor/outdoor space reflective of Florida’s nearby beach towns. The design attracts tenants and welcomes visitors and employees to enjoy the space and outdoor amenities for years to come.
