Cutting-Edge Repositioning Transforms an Industrial Building
When A3 Companies, a family-owned real estate company, purchased a 1940s warehouse on the most prestigious street in the Dallas Design District, they engaged Corgan to renovate the space into a boutique office building with nine offices and a conference room along with a welcoming lobby and outdoor patio.
Corgan meticulously designed every detail of this cutting-edge redevelopment, crafting an environment where creativity and business can thrive. Taking advantage of the original exposed CMU walls and steel tresses, construction began by carving new openings and adding a large structural popup to invite light into the space.
A stunning example of adaptive reuse
Removing an existing staircase and door opened the space while floor-to-ceiling glazing and 360-degree clerestory windows brightened the dank, enclosed interiors, creating a delightful jewel box effect. As guests enter the striking lobby, they are greeted with contemporary furnishings and art curated from the owner’s private collection. Glass fronted offices with black mullions, exposed brick, and polished concrete elevate the modern industrial look. A glass-encased conference room protruding into the original alley, which has been transformed into an outdoor patio, creates an indoor/outdoor space to work or entertain. A train shipping container converted into an additional office rounds out the elegant design.
Corgan worked closely with client to bring their strong vision to life, marrying the old and the new in the heart of the revitalized urban neighborhood.
