From a challenging office building to perfect homes

The Metropolitan, an existing 25-story office tower in downtown Dallas, lacked adequate parking and was riddled with asbestos. The developer tapped Corgan’s multifamily practice to convert the building into a luxury condominium complex.

An unusually narrow floor plate made it a challenging office space to lease for multiple tenants, but because that narrow plate allowed natural light to penetrate easily into the core of the building, it was ideal for residential use. Further because the building was a former office building, each residential unit benefitted from generous amounts of floor to ceiling curtainwall glazing around its entire perimeter. To create a residential unit experience, openings were carefully cut into the existing curtain wall to allow private balconies with incredible views of downtown and the Trinity River and a touch of fresh air.
