A legacy development that residents will cherish calling home

In Celina, Texas, a 61-acre plot of land that had belonged to a single family for six generations was earmarked for a mixed-used development. As an integral part of the community, this project will serve as a legacy for the family, honor and celebrate the history of the city, and become a statement piece that looks towards the future of the community and what it can become.

The master plan is designed around two important axes: one that celebrates the existing creek that runs north and south through the property, and the other, a carefully designed linear park that extends from east to west through the whole property. These two prevailing elements create a plan where nature is front and center to the development and is incorporated into the pedestrian experience, distinguishing this plan from others in the region.

Many residents cherish the small-town feel of the area, so the design of the master plan maintains that quality by creating intimate spaces and moments of respite within the linear park, as well as retail storefronts and walking experiences that are scaled to the pedestrian level. The architectural style of the development will draw on local stone and wood species native to the Texas region and honor the importance of craft, intentionally contrasting the prevalent attitude of quantity over quality. Materials will be arranged in ways that are sophisticated and modern while celebrating organic forms and native plantings within the landscape design.
